Good morning! I spend a lot of time in my vehicle, and I really enjoy your radio station. But, the guys on the sack lunch show are giving out wrong information about the homestead exemption. The reason why most of the counties are opting out is uniformity will not exist. The properties that sell and file for homestead exemption will be locked in at that value while their neighbors’ values will continue to increase. The bill will also shift the burden of taxation from residential to agricultural, commercial and industrial properties. Properties in Georgia are to be valued at their fair market value and assessed at 40%. Thomas Co Tax Assessors have been increasing residential property values each year at approximately 20%, because that is how much the residential properties are increasing in value. The state’s ratio study is based on property sales in that tax year. The state also does a minimal number of random appraisals each year as an additional check on property values. There are many counties and cities that are opting out of the new homestead law, because they know that it is not fair to all taxpayers. The public was not properly informed about the homestead referendum. The public thought it would reduce their property taxes, but they had no idea how unfair the law would be. The information that you are putting out also shows how uninformed you are. I’m not pointing this out to be mean or belittling.

Thanks for listening! I think you misunderstand the purpose of the Floating Homestead Exemption (and our support of it) and how opting in will actually allow property tax reductions across all forms of real property in the county. By opting in, the county can then offer the voters a chance to approve a FLOST – an additional penny sales tax that would be used exclusively to reduce property taxes on all real property (including commercial, agricultural, etc). This is where the real savings will come in to play. By freezing taxable property values via the Floating homestead exemption, we are also eliminating the tax on unrealized gains we have all been experiencing the last few years (skyrocketing property values). I really don’t see how reducing property taxes (in two different ways) is a bad thing. Thanks again for listening!
